Job Title: Research Analyst Intern – Real Estate Asset Valuation (Remote)

We are a growing venture development firm that fully owns and operates a portfolio of innovative businesses, with a core focus on real estate, finance, and startup incubation. Our firm specializes in identifying undervalued or underutilized real property assets—particularly land—and deploying strategic capital and advisory services to unlock value through entitlement, development, and resale. We are seeking a motivated and detail-oriented Analyst Intern to support our real estate valuation processes.
As a Real Estate Analyst Intern, you will play a central role in evaluating investment opportunities across a variety of real property asset types, with a primary focus on land acquisition, entitlement, and resale strategies. Working directly with our CEO (Princeton, UCLA MBA, former Deloitte Consulting) and investment team, you will develop financial models, conduct market and zoning research, and prepare valuation reports to support strategic decision-making. This role is an excellent opportunity to build deep expertise in real estate investing while gaining exposure to adjacent areas like startup and equity valuation.
Key Responsibilities
- Asset Valuation:
Support the valuation of real property assets, including raw land, entitled parcels, and income-generating properties, using a mix of market comps, entitlement risk analysis, and discounted cash flow modeling.
- Market & Zoning Research:
Analyze local real estate markets and planning department policies to assess development potential, land use trends, and key value drivers.
- Financial Modeling:
Build financial models for land investment projects, including pro formas for entitlement costs, carry costs, resale timing, and net profit projections.
- Data & Deal Analysis:
Assess historical sales data, comparable property transactions, and demographic trends to inform acquisition and disposition strategies.
- Report Preparation:
Create professional investment memos and valuation reports summarizing market conditions, project assumptions, and strategic recommendations.
- Due Diligence Support:
Assist in evaluating acquisition targets by reviewing title reports, zoning regulations, utility access, and other factors critical to land feasibility.
- Cross-Sector Exposure (Secondary):
Gain limited exposure to equity and startup valuation processes used in other parts of our business portfolio.
Required Qualifications
- Experience:
1–2 years of experience in real estate, finance, or investment analysis (internship experience acceptable).
- Skills:
- Strong analytical and financial skills.
- Proficiency in Excel and financial modeling techniques (DCF, IRR, land comps).
- Interest in real estate market dynamics and zoning/development processes.
- Excellent written communication and presentation skills.
- Self-motivated with the ability to manage multiple tasks and timelines independently.
Preferred Qualifications
- Knowledge of land entitlement and rezoning processes.
- Familiarity with GIS platforms, real estate databases (e.g., CoStar, Zillow, Redfin), or local government zoning portals.
- Experience with real estate development, property investing, or appraisal.
- Interest in real assets, venture capital, and startup ecosystems.

Education
